RATES AND TERMS

PLEASE NOTE: All rates below are for up to 4 people in two queen beds including linen.

Additional adults:      $50 per person per night

NORMAL WEEKENDS:   $800

WEEKNIGHTS: $300 (minimum two nights Monday - Thursday)

WEEKLY:  $2000

EASTER: $1600 (for 4 nights)

EASTER WEEK: (01 Apr – 08 Apr 2010) $2800 per week

WEEKNIGHTS: from 05-08 April 2010 (minimum 2 nights) $400 per night

LONG WEEKENDS:  $1200 (for 3 nights)

CHRISTMAS/NEW YEAR: $3500

17-24 December 2010 - 7 night minimum

24-31 December 2010 - 7 night minimum

31 December-07 January 2011 - 7 night minimum

Check In:

Check in is from 2pm

Check out is 10am

*A later check-out (or earlier check-in) may be requested.

Payment:

Your booking is confirmed upon receipt of a 50% deposit which is refundable less a $25 administration fee should you cancel up to 14 days prior to your arrival. This is payable by credit card.

Full payment is required 14 days prior to arrival - we accept Visa, MasterCard, Bankcard, Direct deposit, or cheques. If you cancel within 14 days no refund is given however you may be able to change your booking to an alternative date (subject to availability).

No Show Policy:

If you do not cancel your booking and do not show up, you will be charged the full cost of your booking.

Damages:

We understand that accidents happen and we will cover minor breakages, but please let us know so that we can replace what is broken or damaged.

Guests will be charged for repair/replacement cost for major damage or theft of items on the property. An additional cleaning fee will be charged if the house is left in an excessively dirty state.
